Ten acres.
Planned with purpose.

A 16-week plan to build a planning tool and a conceptual master plan for your ten-acre parcel on Tk'emlups te Secwepemc land, next to Sun Rivers. I keep this page up to date as the work moves along.

        What I need
          The idea

          A planning assistant,
          built for your land.

On a hillside like yours, a lot's value comes down to the valley view, how steep the ground is, and where the lot sits. Ordinary planning tools ignore the view, and they treat leased reserve land as if it were bought outright. So plans for land like this are drawn by hand, with no solid way to prove a layout makes the most of the site.

Over 16 weeks I'll build a tool that studies your land in 3D, learns from Sun Rivers, Sienna Ridge and nearby neighbourhoods what views and slopes are really worth, and then designs and compares many layouts automatically. You get the best plan, the numbers behind it, 3D and photo-style images, and a tool that is yours to keep.

          01 · Weeks 1–4

          Read the land

A precise 3D model of the ten acres, plus maps of view quality and of where building is practical.

          02 · Weeks 5–8

Learn what each lot is worth

A value model trained on real nearby properties, lease terms included.

          03 · Weeks 9–12

          Design the best layouts

An engine that draws and scores many complete layouts: lots, loop road, gate and amenities.

          04 · Weeks 13–16

          Put it in your hands

Your own planning studio, the 3D model and images, the master plan, and the reports.

          What you get

          Six things.
          All of them yours.

Everything belongs to Sanctum Metals, and it's documented so you can rerun the tool on this parcel or on future ones.

          Conceptual master plan

The recommended layout for the gated community: numbered lots, the loop road, the gate and amenities, with each lot's size, view, slope and estimated value.

          Your planning studio

A private web app. Generate and compare layouts side by side, tap any lot for its value, and change priorities, such as "favour views more", to see the effect straight away.

          3D model and photo-style images

An interactive 3D model of the plan on the real terrain, and photo-realistic images for the community, lenders and buyers.

          Lot value model

A model, tested against real sales, that shows how much the view, slope, size, position and lease terms add to a lot's value.

          Validation report

Every accuracy check and comparison in one place, including how the plan compares with Sienna Ridge, with the limitations stated openly.

          Final report and handover

A final presentation to you, plus a report and instructions so the tool keeps working after the project ends.

          Timeline

          Sixteen weeks.
          Four stages.

Each stage builds on the one before it. The dots mark the weeks when we sit down together to review progress.

          Week by week

          Every week,
          in detail.

What I'll be doing, what you'll be able to see at the end of each week, and why it takes the time it does.

Your part marks the weeks where your input is needed.
          Working together

          Your input shapes it.
          Your data stays yours.

          What I need from you

Your input makes the plan yours.

          • At the start: the drone photos of the parcel, and the Sienna Ridge documents (plan drawing, operating budget, headlease, homeowners corporation bylaws).
          • Early on: the exact parcel boundaries, the access points from Shuswap Road, any easements or servicing, and any places of cultural significance.
          • Your vision: the number or size of lots you imagine, the gate, amenities, and the feel of the community.
          • At each review: about an hour of your time, and honest feedback. Your comments become rules the design engine follows.
          Your land, your data

          Protected, start to finish.

          • Your data and everything built from it stay under Sanctum's control, following the First Nations OCAP® principles: ownership, control, access, possession.
          • Your files are used only for this project and kept in secure, private storage.
          • Your private information is never put into outside AI services without your permission.
          • Nothing is presented or published without your review and consent.
          • At the end, everything is handed over to Sanctum, and my working copies of your files are returned or deleted.
          Plain-English guide

          If you hear these terms.

          LiDAR / LidarBC
A laser scan of the land taken from an aircraft. BC publishes these free of charge.
          Elevation model
A 3D height map of the bare ground.
          Viewshed
Everything you can see from a given spot. A "view score" rates how good that view is.
          Slope classes
Easy to build (15% slope or less), buildable with engineering (15–25%), no-build (over 25%).
          Comparables
Real nearby lots whose values teach the model what features are worth.
          Machine-learning model
A program that learns patterns, here what drives lot value, from many examples.
          Fair testing (cross-validation)
Checking the model on neighbourhoods it never saw while learning.
          Headlease
The long master lease on a whole property, which each lot's lease sits under.
          Trade-off frontier
The menu of best options between "most value" and "most lots". Choosing from it is up to you.
          Sensitivity check
Changing the assumptions to make sure the answer doesn't depend on one guess.
          Studio
          Your private planning web app.
          Mitacs
The national non-profit co-funding this project. Sanctum's $3,750 is matched with $11,250 from Mitacs.
